The 2024 dues are $880 per year (due by January 31st). The fee covers trash, insurance, mowing/landscaping, security, cameras, management fees, website, and office supplies (postage). Dues can be paid by credit card, (fee charged to the owner) or by echeck, (free) or a check.
Beginning August 1, 2024, fines will begin to be instituted for any work that that is done to a property without DRC approval. The minimum fine will be $500 and could go up to $10,000, per the covenants.
Political signs are limited to one per lot, not exceeding four square feet. Signs cannot be placed on the golf course side, must be displayed no more than 30 days before the election, and must be removed within 72 hours after the election. Signs must be free-standing and cannot be placed in windows or attached to structures or landscaping. The DRC may remove signs that violate these rules or pose safety issues, with a three-day written notice specifying the rule and violation details. If you have a new mailbox, 3 keys were given to each homeowner. It will be the homeowner’s responsibility to purchase any additional keys for whatever reason. Jay’s Locks will come and make new keys to fit your box. The cost in 2023 to do so was $90.00
Complete the “contact us” section of the website and an email will be sent to the board for review. Someone from the board or management company will follow up.
A $2,500 deposit is required for new construction submissions only, of which $2,000 is refundable at the end of the project if there are no construction violations or fines. No deposit is required for new roofs, tree removal, landscaping, or minor exterior submissions, but a Submission Form for a new roof or exterior projects for existing homes is still required
For holidays in the month of December, decorations and lights may be temporarily displayed between November 1st and January 15th of the following year. For all other holidays, decorations and lights may be temporarily displayed 30 days prior to theholiday and must be removed within 7 days after the holiday. Residents are responsible for ensuring holiday decorations and lighting comply with the design standards of the community at large and are subject to the review and approval of the Board of Directors. Decorations may not emit sound that can be heard from the street. Decorations and lighting must be secured and maintained to their original condition. Those items susceptible to damage must be removed during inclement weather.
Permanent goals are allowed with Design Review Committee approval. Portable goals are allowed during the day, but must be stored out of sight after dusk.
The streets are owned and maintained by the county. The county provides snow removal. However, the Property Owners Association will assist with some snow removal on the side streets as needed. (Generally 7 inches or more)
A friendly reminder will be sent to the official owner of the property. If the property is still not in compliance, a second letter will be sent with a deadline to rectify the issue. If a third letter is needed, it will be sent certified and fines will begin which could result in a lien being placed on the property.
